Claremont is about 9 km west-south-west of the Perth CBD, running down to the Swan River. Most of it is in the Town of Claremont, with parts in the Town of Cottesloe and the City of Nedlands. It’s a mixed suburb: the 2021 Census counted 4,601 private dwellings, and of the occupied ones 39.0% were separate houses, 26.1% semi-detached homes and townhouses, and 34.6% flats and apartments (ABS QuickStats).
That mix changes the double glazing conversation. Six in ten occupied Claremont homes are apartments, townhouses or semi-detached. The right double glazing depends on which one you live in.
Separate houses
In a freestanding house you usually have a free hand: new frames, retrofit units or a mix, room by room. Most people start with the rooms they notice most, such as a bedroom on the street side or a living room that overheats.
Townhouses and villas
Townhouses often share walls and sometimes share rules. Check whether your windows are covered by strata by-laws or common property before you order. Many have one large living-room door to a courtyard, which is usually the best place to start.
Apartments
In an apartment, the outside of the building is often controlled by the strata company. Secondary glazing, a second pane fitted inside your existing window, can improve comfort and noise without changing the facade. We can measure it and quote it on its own.
One quote, room by room

Claremont grew up around the railway. The Perth to Fremantle line opened in 1881 with a station at Butler’s Swamp, renamed Claremont in 1883, and Stirling Highway runs along the suburb’s western edge.
Claremont, Loch Street and Showgrounds stations all serve the suburb, and homes near the line or the highway hear it. Double glazing helps, but for road and rail noise the make-up of the glass matters most.
Use a benchmark
WA’s road and rail noise guidelines set out quiet-house packages for homes near major transport routes. For bedrooms they call for glazing such as 6mm-12mm-10mm double insulated glazing, with panes of different thickness, and for other living areas 6mm-12mm-6mm (State Planning Policy 5.4 Guidelines). You can use those figures to compare quotes, even where the policy doesn’t formally apply to your home.
Laminated acoustic glass
A sound-dampening layer between two sheets of glass. Used as one of the panes in a double glazed unit, it takes the edge off the low rumble of trains and trucks better than standard glass.
Seals
The same guidelines say the ratings depend on a seal on every edge of each window and a drop seal on doors. We’ll check the seals and the fit as closely as the glass.
Bedrooms first
If sleep is the problem, start with the bedrooms facing the line or the highway. We can quote those rooms on their own.
The Town of Claremont has two designated heritage areas and a list of individual heritage places. If your home is in either, check before you change its windows.
The Town names the Bay View Terrace Heritage Area, generally the land along Bay View Terrace between Gugeri Street and Stirling Highway, and the Claremont Crescent Heritage Area, along the northern side of Claremont Crescent between Franklin Street and Saladin Street. Each has its own planning policy, and heritage places are managed under Local Planning Policy 124 (Town of Claremont).
What the Town asks
For heritage-listed places, the Town says additions should complement the listed building in scale, form, massing and window arrangement, and it asks owners to talk to its Heritage Officer before lodging plans (Town of Claremont). If your home is listed or in a heritage area, speak to the Town before you order new windows.
Keeping the street view
Retrofitting double glazed units into sound existing frames, or adding secondary glazing inside, can improve comfort without changing what the street sees. We can tell you which your frames can take.

Windows let in most of a home’s heat in summer and lose a large share of it in winter. Research reported in The Conversation puts it at up to 87% of heat gain on hot days and about 40% of heat loss on cold days (The Conversation).
West and north glass
Living areas and apartment balconies facing west or north take the most sun. A double glazed unit with a Low-E coating reflects more of the sun’s heat before it comes inside, which is where most of the comfort gain comes from in summer.
Perth summers
January and February are Perth’s hottest months, and the city averages around 26 days a year at 35°C or more. If summer comfort is the goal, get the order in well ahead of it.
Winter mornings
Perth’s July minimum averages about 8°C and most of the year’s rain falls between May and September. The inside pane of a double glazed window stays warmer, so the room holds its heat and less condensation forms on the glass.
Not every window needs the same glass
A south-facing bedroom and a west-facing living room are different problems. We’ll specify each opening for its own orientation.
The largest piece of glass in most Claremont homes is a door: to the garden, the courtyard or the balcony.
Sliding doors
A two-panel slider with a double glazed unit and good seals makes a big difference to how a living area holds its temperature and keeps out noise.
Stacker and lift-and-slide doors
Wider openings mean heavier panels. Stacker tracks and rollers need to be rated for double glazed weight, and lift-and-slide hardware seals tighter on very large panels.
Balcony doors in apartments
Balcony doors on upper floors take more wind. We’ll specify the glass and hardware for the height and exposure, and work with your strata company on anything that changes the outside of the building.
Safety glass

The number and size of openings
An apartment with four windows and a balcony door is a very different job from a two-storey house. Large doors and fixed panes cost the most.
Frame system
uPVC, aluminium and thermally broken aluminium differ in performance and price. Retrofitting into existing frames avoids the frame cost altogether where the frames are sound.
Glass
Acoustic laminated glass, Low-E coatings and argon fill each add cost. You may only need acoustic glass on the side of the house that faces the railway or the highway.
Access
Upper floors, apartment buildings and narrow side paths can need extra equipment or labour.
